Tyson - Spinks was an incredibly short fight, but I wouldn't say it was a huge letdown, because it was such an awesome and dominant performance by Tyson.

On the other hand, Trinidad-De La Hoya had all the makings of an awesome fight. It was supposed to be the Leonard-Hearns of the new generation. And it ended up being a worst case scenario. Neither guy really earned a win. Basically, De La Hoya lost the fight, Trinidad didn't win. That was just a huge disappointment all around.
As much as the Oscar fans hate to admit it, that will always be the most talked about part of Oscar's career inside the ring.... running away and giving away the biggest fight of his life.
I added the Hopkins Wright fight cuz despite what you said (and I agree with you) it was actually a PPV success.

Spinks - Tyson is now considered treat to watch as an example of Tyson at his best. But at the time Spinks was considered a real threat and if I remember right it was a pretty expensive PPV for that time.
